The Marketing and Sales Manager serves as an onsite team leader supporting the Property Manager to meet revenue, occupancy, retention, marketing, and leasing objectives in student housing communities, emphasizing team training, innovative strategies, and relationship building.

Key Responsibilities

  • Support brand representation at the community level
  • Evaluate sub-market trends to create targeted marketing and advertising strategies aligned with business objectives
  • Perform regular assessments of targeting approaches, lead quality, promotional content, digital platforms, and materials for effectiveness and brand consistency
  • Oversee organization and execution of leasing events, renewal celebrations, community activities, and contests with executive approval
  • Collaborate with the Executive Director to foster partnerships with educational institutions, suppliers, and potential residents
  • Formulate yearly marketing strategies for properties
  • Design and oversee resident engagement initiatives
  • Apply proven sales and marketing methods to boost traffic, sustain conversion rates, and reach occupancy targets
  • Contribute to market research and leasing documentation as needed
  • Ensure precision in lease documentation and stay updated on relevant procedures
  • Track prospect activity and leasing metrics, handling data input tasks
  • Administer internet listing services, site modifications, online promotions, and bulk advertising
  • Develop or approve and coordinate property marketing materials

Qualifications

  • Familiarity with current marketing trends aimed at college demographics

  • Bachelor’s degree in marketing, communications, business, real estate, or a related discipline preferred
  • Prior experience in multifamily sales, leasing, or management roles preferred
  • Advanced skills in PowerPoint, MS Word, and Excel
  • Expertise in social media platforms including Instagram, Facebook, YouTube, LinkedIn, and Twitter
  • Fluent in reading and writing English
  • General computer proficiency
